LET'S NAIL THE DETAILS
PRE CONSTRUCTION AGREEMENT
Every project we take on starts with our Pre Construction Service. This is an essential part of our process because it ensures a smooth and enjoyable construction experience throughout. The fee for this service is based on the size of your specific project, and is applied in full to your project if and when John Springstead Construction is hired. This agreement outlines the responsibilities for both our team and our clients. It allows us to engage with the Homeowner to come to a refined and practical budget that all parties are comfortable and in agreement with. The first step in our Pre Construction Service is collecting all the information necessary to provide you with a Detailed Cost Analysis for your project.
1. SUBCONTRACTOR WALK THROUGH
To begin our Detailed Cost Analysis process, we will visit your home with our team of subcontractors. This team includes our most trusted vendors, some of whom we've worked with for over 20 years. When you hire us, you get the benefit of these longstanding relationships. We walk the home with our team so the various trades can get familiar with the house. John and the trades discuss the different aspects of the project, potential difficulties that may arise, and the best solutions to those difficulties. This step has proven to be extremely valuable in providing the most accurate pricing and helping you avoid unwanted extra costs during the project. This is also a good time for you to meet the different trades and ask specific questions if you have any.


2. DETAILED COST ANALYSIS
The Detailed Cost Analysis is the basis of your final contract. We price all materials, labor, and subcontracted work that is needed to execute your project. We also provide mid-range allowance for materials you will need to select. This document will give you our proposed scope of work and price for your project. It is very important for us to let you know exactly what is and is not included in your job. The more you know about what exactly is going into your project, the more you understand the monetary value.
3. HOMEOWNER SELECTIONS
After the Detailed Cost Analysis is reviewed, we will guide you through the entire selection process by providing you with detailed information regarding your specific project, as well as our preferred vendors. This process allows us to replace the allowances with actual costs so that we can reach a final contract price.
This can be an overwhelming process for any Homeowner, and we have come to learn that nailing the details before construction starts helps to alleviate stress, eliminate delays, and avoid unnessecary change orders.

4. PERMITS
Part of our Pre Construction Agreement includes filing the necessary construction permit applications for your project. The permit process can take 3 to 12 weeks depending on the municipality and scope of work. By filing for permits during Pre Construction, we are able to start your project promptly after Homeowner selections are complete and the final contract is accepted.
5. VALUE ENGINEERING & REVISIONS
We are more than happy to help value engineer your project and provide ideas to work towards a final budget.
