THE BID PROCESS
After completing the John Springstead Construction Client Intake Form, John will review your submission and contact you to talk more about your project and the next steps. If your project is a good fit for us, we will schedule a meeting with you at your home. We love this part of the process! It is a time to meet you and discuss what is important to you about your project and your home. We also use this opportunity to get pertinent information regarding the house and get a better feel for the architectural plans. Once there are architectural plans for the project, we can start to put together our Preliminary Bid.

PRELIMINARY
BID PROCESS
Once we have preliminary plans or construction documents from you, we can start to put together our Preliminary Bid. We will provide a budget number which is based on a square foot analysis of the plans and gives a high to low price range for your project. This allows us to open up a conversation with you about how best to refine your budget.
If this budget number works for you, we can provide a Detailed Cost Analysis to break down the entire scope of work for a reasonable fee ($500-$1900). This fee is based on the square footage reflected on your construction plan and is credited back to you if and when John Springstead Construction is awarded the job. A Detailed Cost Analysis is an essential step to start working towards a contract with us.
SUBCONTRACTOR
WALK THROUGH
To begin our Detailed Cost Analysis process, we will visit your home with our subcontractor team. This team includes our most trusted vendors, some of whom we've worked with for over 20 years. When you hire us, you get the benefit of these longstanding relationships. We walk the home with our team so the various trades can get familiar with the house. John and the trades discuss the different aspects of the project, potential difficulties that may arise, and the best solutions to those difficulties.
This step has proven to be extremely valuable in providing the most accurate pricing and helping you avoid unwanted extra costs during the project. This is also a good time for you to meet the different trades and ask specific questions if you have any.


DETAILED COST
ANALYSIS
Once we have all the information about your project, we begin our extremely thorough cost estimating process. We determine exactly what labor and material will be needed, and we obtain quotes from our suppliers and subcontractors to put a complete price and project scope into one organized document: our Detailed Cost Analysis (DCA). This process can take upwards of 40 hours, but is an essential step to any construction process.
